NorthPoint Sourcing offsite and portable-storage methods

NorthPoint Sourcing uses this page to compare how a building is made off site. The search term is a reference, not an identity. NorthPoint Sourcing coordinates the comparison and does not claim authorized dealer status. Volumetric modular construction finishes rooms inside a box before transport. That choice helps some projects and blocks others.

A buyer still has to say whether a panelized pack, a folding unit, or a rigid steel frame is allowed as an alternative. Accepting an alternative means checking transport envelope, site access, finish level, and the scope word, not swapping a brand label.

For portable-storage alternatives, identify dry or conditioned contents, load distribution, clear access, door operation, security, ventilation and the length of use. Freight, unloading, foundation preparation, removal and ownership belong on separate lines. No branded rental unit, confirmed stock or refrigerated performance is offered.

A clear-span structures comparison follows a different geometry path: clear span, eave height, bay spacing, openings and project loads, with supplier-proposed members and reactions. A rigid frame can leave a wider clear floor while a finished room module may constrain layout; compare engineering, site assembly and transport responsibility before accepting either. No compatibility with a referenced system is claimed.

Checkpoints before a volumetric alternative is accepted

  1. RouteMeasure the travel width, height, and weight against the road and the gate. A finished box that misses the route is not a panel job under another label.
  2. LiftWrite the crane lift plan, the pick points, and who supplies the crane. A factory photo of a lift does not assign the crane to your site.
  3. MateCorridor, roof splice, and floor alignment are extra work after the boxes land. Say whether that mate is in the installed line.
  4. Open itemsList remaining engineering, code, permit, and commercial questions. Each one needs an owner before award.

What to verify on a volumetric quotation

Geometry
Finished module dimensionsLength, width, and floor-to-ceiling height of the occupied box
Transport envelopeSize and weight while moving, including any temporary bracing
Performance the supplier must state
LoadsDesign live load, design dead load, wind speed, ground snow load, seismic design category, or a blank if unknown
EnvelopeWall and roof build-up, thermal transmittance target, and fire-resistance rating if the jurisdiction requires one
Commercial boundary
Scope wordShell, delivered, installed, or turnkey, with mate lines and utilities called out
DocumentsDrawings for this system, material notes, and any weld or panel test tied to the quoted assembly

Primary frame members inside a volumetric box may be hot-rolled or cold-formed. Ask which. Secondary framing, if the roof is stick-built after set, should not hide inside a box price. Foundation interface and anchor design are often excluded even when the module looks complete.

Open choices before you accept an alternative

When does volumetric lose to panelized construction?

Narrow roads, low bridges, or a crane that cannot reach the pad make a finished box a poor fit. Panelized construction ships flatter and asks the site crew to assemble walls in the weather. If the brief forbids site assembly, say so. If the route forbids the box, say that too. NorthPoint Sourcing records the constraint. It does not hide it inside a method slogan.

Where do folding units sit?

A folding or expandable unit has a travel state and an opened state. Both dimensions, the hinge or connection hardware, and the foundation after opening belong on the sheet. Treating the opened width as the shipping width will mis-state freight.

When is a steel system the clearer alternative?

Large clear span, tall eave height, and wide bay spacing point to a rigid frame with purlins and girts rather than a stack of occupied modules. The buyer should still separate shell from installed scope. AISC 360 and AWS D1.1 are document names to request for that frame, not credentials of this desk.

What remains the buyer’s decision?

Whether a deviation in material, module size, or responsibility split is acceptable. Standardized units compare faster when they fit. Custom engineering fits unusual rules and takes longer to check. Code, permit, and contract stay with the buyer and the project professionals.

Ask for the method and the scope together

Write volumetric, panelized, folding, or steel system as allowed or excluded. Add quantity, destination, and the documents you want back with the quotation. A budget may be per unit or whole order, in a named currency. Supplier preference is a buyer note, not a verified rank.

Building names you can attach are listed under Building Options.

Write the specification, quantity, destination and delivery timing in this field. Shell, delivered, installed and turnkey prices use different scopes.
